As you already know, the time of year dictates some of your preventative maintenance. For instance, in the springtime, there are certain things that need to be done more often such as routine maintenance on your HVAC system. This is because pollen, dirt, and dust is more prevalent and during the spring. In the winter make sure you focus on areas that are prone to ice so that you do not have winter damage. Even those in warmer climates benefit from choosing to focus on specific tasks depending on what time of year it is.
Know When a Professional is Needed
Your staff should be able to take care of your regular preventative maintenance and routine work tasks but there are times that you need to hire someone specifically trained for a task such as a major roofing repair, HVAC repair, or electrical repair.
Make Sure Everything is Up to Code
There are times when things get put aside to do later or people get lax in what is supposed to be done. You do not want to get caught not being up to code – especially in a work area such as an apartment complex, health facility, or hotel/motel. Take time to be sure that everything is up to code and use your CMMS (Computerized Maintenance Management Software) to schedule what needs to be done in order to keep up with regulations.
