Assessment of the Building

An assessment of the building is always important. Things to look for include the condition of the roof such as checking for leaks or loose shingles on shingled roofs, the condition of the major equipment such as a boiler or air conditioning unit, pool equipment, or elevators. While some of the repairs of these items may fall to a company that specializes in their care, an assessment is still important so you can catch issues before they become a major problem that disrupts the day to day operations of your building.

 

Heating and Cooling

The heating and cooling system for your building is one of the most important components and while some buildings have a contract where the unit(s) are inspected on a regular basis, if not then it is imperative to have this equipment inspected often. A faulty HVAC unit can cause major issues, loss of income, and angry guests when an inspection can catch issues before they're major.

Exterior Maintenance

Exterior maintenance doesn't always include the grounds. The windows, walls, and roof are the first things that a potential customer sees. Does your signage have lights that are blown out? Are your windows discolored or milky? These are things that should be looked at with the viewpoint of a customer or inspector in mind and without regular maintenance, problems can pile up that cost more money than if it was taken care of sooner.
