Another year is almost over and there are a few things that you should do at your maintenance facility in order to prepare for the new year – especially those in cold climates. Here are the tips that will make life easier in maintaining your property.
Change the HVAC Filters
This is something you should have on your preventative maintenance schedule anyway but just in case you have not set this task up, when the seasons change, you should do this in order to keep your HVAC system running better.
Lower the Temperature
Did you know that for every degree that you lower your heating that you save up to 1% on the power bill? That might not seem like a lot but it adds up and especially if you can drop it down five or ten degrees – although you will have to decide what is comfortable for everyone when doing so.
Check the Doors and Windows
One of the biggest energy leaks is gaps in the seals between these things or caulk that is not still flexible. Weather stripping is another area that you will want to check to make sure it is doing what it is supposed to and saving you money at the same time.
Check the Downspouts and Gutters
While this is something that should be done anyway, it is especially important to do when it's cold out because clogged downspouts and gutters in the winter means that the water can freeze. This leads to ice dams that not only can damage the roof but can cause leaks as well.
Seal Asphalt and Cement in Your Exterior Areas
Frozen water easily accumulates in cracks in your exterior pavement and can ruin the area after a while or if it is left not repaired. Make sure to check for these areas and seal the cracks so it does not lead to more costly repairs later on.
Check Your Roof
Make sure that you look for shingles that are loose and check the flashing on your roof. If the roof is too dangerous to inspect on your own or by one of your employees, hire a licensed roof contractor so that you do not have a bigger issue the next year.
