If there is one thing that is true in the facility world, a strong maintenance program is key to ensuring its longevity. Basically, a maintenance department can carry a facility or it can lead to the downfall of it.

Here are some key issues in buildings where effective operations depend on the maintenance department:

Aging Infrastructure

One of the key elements of a busy maintenance workload is when dealing with an aging infrastructure. Whether it’s plumbing and AC problems or lighting and electrical – the older the building, the more maintenance that has to be done to ensure that everything runs functional and safe for everyone who works or visits.

The Need for Convenience

Many buildings with a large maintenance department, have certain considerations that must be taken into account when it comes to taking care of maintenance issues. For instance, if the  work is in a hospital, care has to be part of the decision making process and how will the work effect the patients. An example would be, if the plumbing or roof needs to be fixed, patients may have to be moved,  which can create a burden on the staff and cause stress to the  patients. Waiting till the last minute to repair the roof may mean having to move the people from an crucial area, causing a major inconvenience to everyone in the hospital.  This reinforceswhy it is so important to keep up with preventative maintenance rather than proactive maintenance.

A Seamless Way of Doing Things

One thing about CMMS is that is certainly makes it easier on the maintenance department. Everything is organized and all of the work tasks can be set up in advance or as needed. For instance, if there is an issue that needs taking care of immediately, that can be entered into the program to be designated. If there are certain preventative maintenance issues to be done on a weekly, monthly, or even yearly basis, these can be entered in advance, so that no one has to remember to do it.

The point is, how you treat the building you manage can either make or break it. Being able to take care of issues as soon as possible and doing scheduled maintenance in advance will help make sure that the building has the care it needs to thrive.
