Schedule Preventive Maintenance: So Minor Issues Don't Become Larger

It's basic human nature to want to ignore the smaller complaints that you may face at your Maintenance department. Why worry over the little things when there are much larger pressing needs that need taking care of?

The problem with ignoring minor complaints is that these can become much larger issues that take more manpower and more expenses in order to fix – when it might not have escalated if it had been taken care of in the first place.

 

Apartment Complex

For instance, if you run a Maintenance department in a hospitality industry or even an apartment complex or Homeowner's Association at a condo and a guest complains about a toilet that continuously runs. While this should be taken care of immediately, it may not be as important as a leaky ceiling. However, a toilet that is running continuously can mean that not only does the water bill at the facility become higher but it is usually a simple fix with a $6 part – and it doesn't even take long to do.

 

Packaging Plant

Let's say instead that you run a Maintenance department for a packaging plant and employees complain about a squeaky belt on a conveyor. This can be more than just annoying; it can also mean that the belt needs lubrication (a simple fix) or there is an internal problem that will eventually cause the unit to malfunction, which leads to costly repairs or a total replacement.

 

The point is, that no matter how minor the complaint, it needs addressing as soon as possible. Sure, we all have the guest who complains about everything or even an employee who is over-zealous but where there's smoke, there's fire and more often than not, these minor issues should be fixed in order to avoid a larger problem.

 

By having a system in place, you don't have to worry about the minor issues piling up due to the larger ones because you have a way to make everyone happy and will know who to send, since this helps take care of scheduling conflicts.
