Parking lots are exposed to the elements and take a lot of abuse that can cause issues. Even indoor parking garages have needs that must be addressed in order to stop further damage. There are a lot of things that you can have done as a maintenance supervisor of your facility in order to ensure that the parking area remains in good shape for customers as well as employees.

Something as simple as a daily visual lot inspection can bring to attention a future problem. It doesn't take someone who is an expert to be able to spot cracks, drainage issues, areas with water collection, and hazards. A walk-through on a regular basis will save a lot of money in the future by taking care of the problem before it escalates into something more costly to repair.

Keep it Clean

Cleanliness is also important in maintaining a parking lot. Trash and debris can cause drains to clog up, can cause a buildup of chemicals or salt, and can even cause fall hazards. Having the parking lot swept and kept clean not only makes the appearance more pleasing to guests, it keeps the parking lot a safer place and can help avoid a potential lawsuit. Regular power washing also helps the parking lot area look cleaner and can help pinpoint issues that may have been missed during a walk-through.  Utilizing a good work order software can go a  long way in helping to manage your task lists.

Repair It

All repairs should be done as soon as possible to ensure that they do not become a bigger issue. For instance, potholes start out small but grow into major repairs if not attended to. Fixing a small pothole is much easier than having a large one filled in and repaired. The same thing goes for cracks in the pavement. A small crack is an easy fix but let on its own, it can and usually does become a larger crack that is much more costly to fix.

Last but not least, Seal Coating and Re-Striping not only makes the parking lot look more aesthetically pleasing but it also helps prevent erosion.  No matter what kind of parking lot you are in charge of, don't let it become something that gets pushed to the side. These easy steps in preventative maintenance helps keep it in excellent shape.
