Every rule needs to be followed when it comes to asset maintenance. Keep it simple, if you have such a complex set of rules that will take days to read, it will typically gather dust. Make sure that all of your bases are covered, but that there isn't unnecessary verbiage that bores your employees and makes them not want to read the rules because there is so much unnecessary information that isn't really necessary and keeps repeating itself and keeps going on and on and on....well, you get the idea. ;)

Having the right tools are also imperative to maintaining your equipment and assets. You can't keep the pool running properly without the right chemicals and you can't keep a production line going without the lubricants needed to keep your machines well-oiled.
Organization
Along with the other tips, organization is key in keeping your assets maintained. Every employee should know their responsibilities and when the work needs to be done. Of course, this is important for every aspect of maintenance but when it comes to keeping your equipment working properly, knowing who did what and when can make all of the difference in the world.
