Preventative Maintenance Helps Prepare Your Roof for Extreme Weather

While winter is already upon us and spring will be here before you know it, it is never too late to start making sure that your roof can handle more extreme weather. Preventative maintenance is important in every aspect of the maintenance of a building and the roof is no exception.

You can catch problems earlier by inspecting these areas in advance and it can really save you a lot of time and money with just a little preparation and foresight. Here are a few things to keep in mind so that your roof stays in good shape even during bad weather.

 

Regular Inspections

Even if your company hires an outside roofing contractor, it is still imperative to inspect the roof before you actually need someone to fix something. Just a few minutes periodically can really catch things that need to be taken care of long before they become a bigger and more expensive issue.

 

Debris Removal

Over time, debris like leaves, branches, rocks, and dirt can accumulate on your roof and this may cause your drain to become clogged which causes buildup of water on the roof. Make sure your gutters, downspouts, and scuppers are all clear of debris and accumulation that may cause them to not work properly.

 

Inspect After a Storm

Areas most likely to have damage from weather, water, or wear and tear include flashings, expansion joints, drainage points, pitch pockets, penetrations, metalwork, and masonry walls. For metal flashings and areas similar look for detached areas and rust and for masonry and copings, look for loose areas, cracks, and areas that need sealant.

 

Don’t Forget Rooftop Equipment

Equipment on the rooftop needs to be checked too. Things like HVAC units or duct work needs to be inspected for things like leaks and damage.
