CMMS: A Lack of Maintenance Funding Hurts Everyone

While this is an issue that is on a governmental level in this particular case, your own facility has to have the proper funding to run safely, efficiently, and without high costs.

One way to help gauge the correct amount that is needed for your facility is with CMMS, which is a Computerized Maintenance Management Software system. How it works is by scheduling general maintenance tasks and preventative maintenance task, but what you don't know if that it also keep up with assets as well as use predictive data to see an idea of the life of your expensive equipment. By being able to have a good idea of when the equipment needs replacing or if it is cheaper to repair it again, you can submit proposals for funding more easily.

Whether it is a complete asset list, life expectancy, capital planning, or repair transactions – you have everything at your fingertips and can show the person in charge of allocating funds, exactly what your facility needs to run properly.

 

For instance, if you have a large piece of equipment that has been repaired many times, it may be time for a new one. But this can be hard to explain to a board of directors or whoever is in charge of the budget, without being able to show the predictive manner in which the equipment is headed.

By having the proper tools, the maintenance work can get done more easily and repairs won't pile up until it is almost a lost cause, which is what is happening at the Lakeview Apartment Complex. This story is obviously more complex than just that but it does show a correlation to having the funding and having the preventative maintenance done so that everything does not get behind to where fixing it becomes an unreachable goal.
