When it comes to hospitality maintenance, the work is divided into four major elements. Each element is important to maintaining a hospitality business that is kept up to date, in good working order, and focuses on all of the aspects that keep it running smoothly with happy guests.

1) Preventive Maintenance on Rooms

The first aspect in hotel maintenance is preventative maintenance in the rooms where guests stay. This includes checking fire alarms, changing air filters in the AC or heater unit, replacing light bulbs, fixing a leaky faucet, or even something as simple as changing the batteries in the television remote. Each preventative maintenance order is important because if a guest never has to call then they will be much happier. Something simple that has to be called about can take valuable time out of a guest's stay, not to mention time away from duties of the maintenance worker. By taking care of these things on a regular basis, everyone is happier.



2) Equipment Preventive Maintenance

From hot water heaters to the swimming pool, equipment preventative maintenance is important as well. Any maintenance shop knows that the pool has to be maintained every day but keeping up with other equipment is just as important to ensure that every item is working up to standard and repairs can be taken care of before it becomes a problem.



3) Work Orders 

Even with preventative maintenance, work orders still happen and have to be done. These are obviously important because this is something that needs doing as soon as possible. For instance, a guest calls the front desk and states that the air conditioning in their room isn't blowing cold air. This could be for a number of reasons such as a clogged air filter, an equipment malfunction, or in some cases, due to the guest not using the AC correctly or leaving the door open at the same time and allowing humidity to build up. No matter what the reason, this has to be taken care of as soon as possible to have a happy guest and gauge whether a room change is necessary or if it is something that can be taken care of right away.

4) Emergency Situations

For obvious reasons, emergency situations come first. It can be a burst water pipe, the heating not working, a power outage (which is sometimes out of your control) or any number of things that require immediate attention.
